As @ end of October 2013 we have the following progress and feedback to report on the status of Quattro Fontane with regards to Town planning, Geotechnical investigation and Sales & Letting process going forward:
Town Planning Feedback:
The Practice Group, the town planners for Quattro Fontane, provided us with the following feedback on progress to date on the Quattro Project as well as anticipated transfer date:
1. As far as the Town Planning matters & conversion from the DFA to the ordinance township application - No objections have been received and the matter remains uncontested.
2. The municipality requires an update on traffic impact from ITS - underway.
3. The Geotech report requires to be verified and plans require to be certified - underway.
4. Civil Engineers require to address a number of minor queries regarding servitudes - underway.
5. As far as “transfer” is concerned, Jan/Feb 2014 may be possible - at a stretch. The survey/registration process in the Surveyor General’s Office and Deeds Office (township register) are matters we can’t accurately predict. However if all consultants co-operate timeously on the matter listed above we may reach the anticipated deadlines.
1. Each site in Quattro Fontane was individually drilled by the developers’ geotechnical engineer – ED Shedded & we await his final report with the results – will make those available to all as soon as we have them.
Sales & Rentals going forward:
1. All stands in Quattro Fontane are effectively sold with contracts on the last stands concluded during last week. We do however have a number of people still interested and would contact them should any of the sales not materialise for whatever reason;
2. As a marketing team Abacus DIVISIONS will now move over from a land sales function to finding tenants and concluding leases for any of the new owners. Let us know if you would want us to assist with this service.
